 Welcome to our beautiful 4
bedroom 3 bathroom villa, situated in the
prestigious Tivoli Manor development.
Tivoli Manor
is a secure gated
community made up of only 35 homes located in Davenport on the Highway 27, close to
Highway 192,
and only minutes from the Interstate 4. This gives you access to all
the main traveling routes in central Florida and means that Orlando airport and Sanford airport are just 30
minutes and 60 minutes easy drive from our villa.
You'll be able to
relax around our large 14 by 28 foot pool and Jacuzzi, but should the Florida sunshine
become too much, come back inside where all the
rooms are air conditioned and kept at a cool and constant temperature.
For those who
enjoy a more active holiday, Walt Disney World and many of Orlando's
world famous attractions
including Universal Studios, International drive, and Sea World are only
a short drive away.
If you like a
round of Golf you'll be in heaven staying at our villa.
There are over 20 courses to
be found within a 20 mile radius including the award winning Southern Dunes
and Champions Gate courses.
Located just a short
distance from Tivoli Manor you'll find a 24 hour hypermarket, bars,
restaurants, shops, gas stations, banks and many family attractions.

 The spacious Living room contains 2 large luxurious sofas, allowing the whole family to sit down together at the end of an
action packed day.
To help keep
everyone entertained there is a large TV complete with cable and a DVD system, as well as a
portable CD player. In case you do not bring your own there is even a
selection of DVDs and CDs.
If that isn't
enough to keep the children happy, there is a selection of games, books,
and jigsaws.

 The large modern fully fitted kitchen comes complete
with all the latest amenities including a large Cooker, Microwave,
Fridge/Freezer/Ice machine, large selection of Crockery and Cutlery, Dishwasher,
and Coffee Machine (essential for those early morning rises for the Theme
Parks). You will also find a telephone from which all local calls are free and
all other calls can be paid for directly by credit card.

 Adjoining the
kitchen is the
breakfast nook which contains an oval table and four chairs. As the name
suggests this is an ideal part of the house to take breakfast or an
informal meal, while a large bay window not only lets in lots of light but
gives you a great view out over the pool deck.
If
you need to do any laundry, we have a large washing
machine and tumble drier located in the Utility room. The Utility room also
gives internal access to the adjoining double garage. All the bed linen and towels are provided for
your needs.

Located conveniently adjoining the
open plan Living room and the Kitchen is the Dining area. There is a large table and
6 chairs, ideal for both formal and casual meals.

 The house contains four large
bedrooms and two fold out beds allowing up
to 8 adults and 2 children to sleep comfortably. Two of the bedrooms are Master
Suites and two are twin bedrooms.
The two Master Suites
(bedroom one pictures on the right) each contain a large Queen sized bed and a luxury en-suite bathroom complete with a large
bath/shower and vanity mirrors.
They each also both have a television, hairdryer and clock radio, while the first Master Suite
has the added luxury of a large walk-in closet and the second Master Suite
has a large built in closet and drawers.

 Bedrooms three and four each have
two single beds, a large built-in closet and drawers, as well as a clock radio. Located
between the two rooms is a third bathroom complete with a large
bath/shower. Both rooms have recently been re-decorated with bedroom 4 having a
Disney theme and bedroom 3 a Sea theme.
The villa has air-conditioning and
heating throughout, so
will remain at a
consistent cool temperature that will make you feel comfortable even if the
temperatures are on the up and up outside, and will also help towards giving you a good
nights sleep.

 The 14
by 28 foot Southwest facing
pool and jacuzzi is surrounded by a large extended and raised pool deck with water sprays
and a covered Lanai should you prefer to sit in the
shade.
If you find the pool is a little cool for your liking, it can be fully heated at an additional daily
charge (recommended for October to March). The
surrounding 21 ft deck is furnished with chairs, a table, and sun loungers
which allows
you to just lie back, relax and enjoy the Florida sun.

 The pool deck is fully screened which helps to keep the
pool clean and doesn't affect your tan in any way. The pool is serviced
weekly so you can be sure it is clean and safe to swim in, and pool toys
are available to keep the children entertained.
For those
times when even swimming is too much, you'll be able to just sit back and
relax in our luxurious Jacuzzi, and for those of you who like their
privacy, the whole pool deck is unoverlooked with privacy screening to
both sides and open land with palm trees to the rear.
The doors
leading out onto the pool deck are alarmed for additional peace of mind
should young children be staying at the villa.

Our Management
Company
(Looking after your
needs) |
 Our Management Company in Florida maintains the villa
to the highest of standards both internally and externally. They will
also be available to sort out any problems during office hours and deal
with emergencies 24 hours a day.
You will find a complete folder of
information in the villa on your arrival. Cots, high chairs and BBQs can
be obtained at a small charge from our management company. You will be
required to pay a security deposit with your final
payment, which will be refunded within 28 days of your return if the
management company reports that all is well. The Villa is strictly no
smoking inside but smoking is allowed on the pool deck.
The management company is able to provide tickets for
most attractions as well as other services that include greet and
meet at Orlando airport, Mid Stay Cleaning and Welcome Packs. Details
and prices of these can be provided on application.

$250 USD is payable locally when you arrive
at the villa.
